The rehabilitation of the buildings, now shared by two social landlords on either side of the tram line, required different urban planning approaches. In the north, ICF Habitat, a historic subsidiary of SNCF, is demolishing only G, i.e. 30 housing units. The tenant is rehabilitating 140 housing units in buildings B, E and F and constructing 140 new mixed housing units, available for rent as well as social and free access.

In the south, near Lake Dorat, Gironde housing is undergoing a large-scale demolition-reconstruction operation: as new constructions proceed, the buildings (140 housing units) will be destroyed, which will no longer be arranged in bars but in “plots” (220 housings). . units, 140 restructured rental units and 80 others for free access). The balance is largely positive for Dorat: the production of 190 additional housing units in a notorious context of stress on the collective real estate market.

“In Begles, there are 1,000 pending applications for social housing and a challenge for access to property for the middle class,” added Mayor Clément Rossignol Puch, welcoming “very qualitative projects” and saying “thanks to the landlords for the renovations”. . The new Dorat is for tomorrow: Gironde Habitat is launching the project “mid 2025”, followed by ICF “mid 2026”, for delivery “in 2028”. The real estate work will include rail developments south of Bordeaux (AFSB), including the establishment and construction of a living base here, for the needs of the Metropolitan RER and the Bordeaux-Toulouse LGV.
